For a gaming only rig I'd say i5 2500K would be the best choice, so I'd pick something like you listed in your second post.

Bear in mind the 3570k will be better and roughly the same price, so waiting isn't a bad idea IMO.
Ivy Bridge won't be at the same price as Sandy Bridge is right now. It will be at the same price when Sandy Bridge came out.
Also your main source of FPS in game is GPU. You need better processor once your graphic card is much better then your CPU and it slows GPU down.
Jump from i5 2500K to i5 3750K will be very small, most likely around 5fps increase in games like BF3.
Of course this is just assumptation, we have to wait for real reviews. But when you look on AMD's Bulldozers, there was no point in buying them for games over Phenom II family.

Actually the 3570k is scheduled to hit at $225, which is around what the 2500k currently sells for. You're right about the difference though, it won't be huge by any means, but if you're upgrading for Diablo III you might as well wait because Ivy will probably come out before Diablo any way (Ivy drops in April).

Similar to current Sandy Bridge products, Ivy Bridge Core i5s will feature 4 CPU cores with 6 MB of last level cache. The only exception to this is a dual-core i5-3470T with 3 MB L3 cache. The fastest i5 chip will be i5-3570K, a successor to Core i5-2500K. This CPU will come with $225 price sticker.

Agreed, the difference won't be huge and if you're struggling to run games now then pull the trigger, you can upgrade to Ivy Bridge at a later date as it will be socket 1155.
I very much doubt Ivy Bridge will disappoint. I will also be building a new rig once it arrives. GTX 580 + Ivy Bridge, I can almost taste it!

I'm wondering if Intel will increase the price of their next generation CPUs (after Ivy). They have basically no competition at this point for the "Enthusiasts" and "Extreme Performance" market. The Phenom II is still doing fine for "Gamers" atm but it's getting old and there is no sign of any good contender to further maintain that position.
